NAIROBI, Kenya – Westlands residential and commercial district will welcome a new apartment designed on value, space and location, meeting the needs of many real estate buyers.

AERA Westalnds, a new 19-floor residential development unveiled on Thursday, October 8, guarantees buyers up to 360 suites with space ranging from 95 to 200 square metres.
“A central part of AERA’s proposition is the amount of space offered within its apartments. Its one-bedroom suites range from approximately 75 to 95 square metres, while the development also offers a 151-square-metre two-bedroom suite and approximately 200-square-metre three-bedroom options,” said AERA’s sales representative Wendy Nyambura during the event attended by News9.africa.
Nyambura noted that AERA Westlands shifts what buyers look for – designed around four core propositions – measurable space, a quieter address, height and views, and choice.
Located at the intersection of Westlands Avenue and David Osieli Road, AERA occupies a barrier-controlled, low-traffic street while remaining closely connected to Westlands’ business, retail, dining and transport infrastructure.
The development is approximately a five-minute walk from Sarit Centre and offers connectivity to key routes including Waiyaki Way and the Nairobi Expressway.
AERA offers four one-bedroom configurations across its Executive and Grand categories, giving buyers greater choice within a market where apartment sizes have increasingly come under scrutiny.
Kenya’s property market resilience
According to the Kenya National Bureau of Statistics (KNBS), residential property prices nationally increased by 4.8% year-on-year in Q1 2026, with the overall Residential Property Price Index rising from 113.0 in Q1 2025 to 118.4 in Q1 2026.
KNBS 2026 Economic Survey indicated that Kenya’s real GDP grew by 4.6% in 2025, while construction rebounded strongly, growing by 6.8% during the same period under review.
HassConsult’s Q2 2026 Property Index recorded 0.9% quarterly growth in property prices across Nairobi’s suburbs, while rental prices in the suburbs increased by 1.4% quarter-on-quarter.

House property prices in Nairobi
KNBS data for Q1 2026 showed that prices of standalone houses in Nairobi’s middle-income segment increased by 20.4% year-on-year, the strongest growth recorded among the residential property categories covered by the index.
AERA’s developer said the apartment is positioned for a broad range of buyers, including professionals and couples, families, local property investors, diaspora buyers, and corporate and relocation audiences.
“For investors, the development is situated within a district where residential demand is supported by Westlands’ role as a major commercial, business, retail and hospitality hub,” the developer explained.
The launch also introduced the Founding 40, AERA’s defined first release of 40 suites at Founding pricing.
The Founding 40% is the first opportunity for buyers to access AERA under the development’s initial pricing structure, ahead of subsequent releases.
